As soon as the rains are over (after July), we'll completely forget about this dawn's heavy rains. Wanna bet ?

On July 4, 1995, Accra experienced one of the worst floods in its history after record-breaking overnight rainfall overwhelmed the city's drainage system - claiming dozens of lives, displaced over 200,000 people, destroying homes and infrastructure.

On June 3rd 2015, Ghana experienced the tragic "twin disaster" in Accra, where severe, continuous rainfall caused catastrophic flash floods that overwhelmed the city - resulting in the massive explosion and fire eruption at a Goil fuel station at the Nkrumah Circle, claiming over 150 lives.

And we just don't understand why almost every drainage in front of the prime commercial properties (occupied by banks, blue chip companies, etc) in Accra are choked, or sometimes deliberately sealed off.

And for those who build in the water ways or without valid building permit, is everything correct upstairs?

Are we correct at all as a people?

Buying a home can help provide a stable future for you and your family, but it can also cause financial uncertainty. In most cases, it is the largest and most important purchase that you will make.

Home ownership isn't for everyone. You need to be financially prepared. You need to have regular source(s) of income and have some savings or liquid investment(s).

Apart from saving for the applicable down-payment and/or closing costs, you MUST also set aside an emergency fund (3-6 months of your living expenses) for maintenance and repairs, so you aren't financially stretched after moving in.

Stocks are subject to market, economic, and inflationary risks, but even if real estate prices tank (which it never does or rarely happens in Ghana), the brick-and-mortar remains in place and you can touch it and drive around it giving you 24/7 access and control over it instead of the typical 10am to 3pm access to trade stocks.

Real estate is often considered better than stocks for generating consistent rental income, leveraging invested capital, providing tax advantages, and offering tangible, stable, long-term growth.

Ghana's Housing Market is a paradox: According to the 2021 Population and Housing Census & GREDA's own data, nearly 2m housing deficit in low income or affordable housing (priced below GHs1.5m) and 1.3m glut in high-end, luxury, and upper-middle-class homes (priced above GHs1.6m):

Of which we have so many of the high-end pre-owned homes waiting for qualified buyers (but inadequate income levels even if we offering them 100% direct mortgages).

The main reason why even DCANS-Owned Developers sell with 'no-foreclosure' mortgages in-situ before we even build, eliminating the waiting time altogether and the prospective new-build buyer gets a property at a discount - with all the benefits !!

Because, the sensible traditional banks are hastening slowing on repossessions, whilst the surprisingly 'uninformed' mortgagees are racing to foreclose, adding to the glut (according to available data).
