What to do with a property that has been on the market for too long…
Your natural reaction would likely be to slash the price, and while it is a good place to start, it is only one of the options available to you.
So, how to do you freshen up a stale listing?
💸 Adjust the price
Getting a seller to budge on their asking price can be difficult, but they will likely be open to a discussion if their property has been on the market for a while. By changing the price of a listing to just below market value, you will be putting the seller in a position to negotiate up because of multiple offers instead of having to negotiate down because pickings are slim.
📸 Change up the pictures
Most buyers find properties online before meeting with a Property Practitioner, and pictures are one of the few things they have to go off of. So uploading some fresh, attractive new pictures of a stale listing could end up helping you make a sale.
🏠 Add a floor plan
Adding a picture of a listing’s floor plan is a great way to make it more appealing to buyers. It allows them to see the usable space that a property has to offer and removes the guesswork from the equation.
📄 Don’t neglect your description
The description under a property listing is almost as important as the pictures. Use your description to highlight the wow factor of a property and paint a picture of what life will be like for buyers if they decide to pull the trigger.
🚩 Put the property on show
Putting a property on show might seem old-fashioned, but it has stood the test of time and is still a great way to attract potential buyers. It makes a property more visible, and it will almost always attract the interest of at least a few leads.
If you’re struggling with a stale listing, change the recipe to spark more interest and get that much closer to making the sale.
